Modular Home Construction

The construction of a modular home begins with the selection and customization of a floor plan. Your home will then be built in components (modules) by the manufacturer in a dedicated facility. Independent building inspectors work on site to ensure the company is following all relevant building codes during the construction process. This controlled environment offers a number of distinct advantages over more traditional stick built homes. Because the initial assembly is in done indoors the frame and other materials receive minimal exposure to the elements. This controlled construction process reduces the likelihood of mold, mildew, rust and other undesirable intrusions caused by extended outdoor exposure.

The prefabricated modules are then transported to the building site. On site, the modules can then be combined quickly by a professional modular set crew using a crane to lift each component into place. The construction process is relatively quick and clean compared to traditional stick built construction. Homes can be completed in as little as 45 days.

Strength of Modular Construction

After Hurricane Andrew FEMA assembled a Building Performance Assessment Team to survey the performance of residential buildings and to provide findings and recommendations. The survey focused on one to four-family residential buildings and noted the inherent structural strength of modular construction. The findings were as follows:

"Overall, relatively minimal structural damage was noted in modular housing developments. The module-to-module combination of the units appears to have provided an inherently rigid system that performed much better than conventional residential framing. This was evident in both the transverse and longitudinal directions of the modular buildings."
